MULTI UNIT DEVELOPMENT   |  RIVERVALE   |   2018

Local planning policies applicable to this 4 unit, 911sqm site in Rivervale dictated that 2 units had to be double storey. With this in mind the front lots were made as large as possible while the rear lots were kept at the minimum site area.

This design allowed for 2 spacious 3 bed 2 bathroom villas on the front lots. The 3 bed 2.5 bath townhouses at the rear were kept to a modest size with the upper floor footprint reduced therefore not being at risk of over capitalizing.

A sewer line to the rear of the property reduced the buildable area for the rear unit. To counteract this a tandem garage was introduced to create roomy north facing living areas while still allowing parking for 2 cars.

The placement of the alfresco’s extend the living area to the outdoors and large windows and doors were incorporated to draw light into the units.

A combination of feature face brick and render was used externally which provided a modern looking low maintenance exterior finish. Predominantly white and light coloured fixtures and fittings were selected for the kitchen and bathrooms to enhance the impression of space, while timber look flooring was used to bring warmth and character to the units.
