TRIPLEX   |  CRAIGIE   |   2018

This triangular shaped corner site, on a main road, in a bush fire prone area with a 2.5m slope certainly provided some design challenges for Integrity Developments. Our clients, who had already completed 2 developments with us, decided to take advantage of the recent City of Joondalup re-zoning and develop an investment property that they had owned for many years. A common driveway off the quieter secondary street allowed for all 3 double garages to be hidden away while the living areas of the units presented to the street enhancing the streetscape.

Courtyards were strategically located to draw in as much northern sun as possible. Angled walls were utilized to make the best use of the pointy site and to pull the buildings away from the near-by bush fire threat. Large windows and sliding doors were incorporated into the design to create light filled living areas.

A combination of feature render and 2 course face brick enhances the elevations of the units without going over budget. Dark rendered blade walls protrude into the street setback area to highlight the entry of the street facing units.

Neutral grey and white internal colour schemes were selected to appeal to a variety of potential renters. Stone bench tops, frameless mirrors and semi-frameless shower screens add a touch of modern elegance while providing durability to the kitchens and bathrooms.
